Who are we?

We are a High Street Letting Agency operating in London Zones 1-2-3 from 2011, but with a different, more efficient and profitable business model than a standard Letting Agency. We take run-down properties on 3-5 year leases, on the basis that we fully refurbish the property and get it on a fixed, much lower rent. We then re-rent the property to our tenants as a whole or individually by rooms to generate more revenue.

We then become the Landlords of the property for 3-5 years and all the rent collected leave to ourselves, only paying fixed low rental payments to the property or building owner. In this way we generate £700-1200 per property fixed income for the term of the lease. The Landlord is still responsible for general maintenance (e.g. structural, leaks, heating etc) We manage to bring the cost of renovation to a minimum by having our own team of builders.

This business model has proved to be very successful for us as we have started with £20,000 and 5 properties in 2011 and grown to 50 properties and £1,039,000 turnover in 2013-14. We have doubled our turnover from last year which was £520,000. We are now aiming to grow to 100 properties and £2,300,000 turnover and £130,000 net profit within the next 2 years or sooner.

What is the loan for?

We will use the loan to add 6-7 new properties to our portfolio which will generate us £4000-5000 fixed monthly additional profit, after paying the monthly loan repayment instalment it will still leave us with a very healthy profit and it will help us to get to our target of 100 properties and £2,300,000 turnover sooner than if we had to wait to generate our own cash and reinvest.

Why consider investing?

We believe we have a very safe business model as we use the loan to get more assets that will generate us fixed profit for the term of the loan. Compared to other businesses we do not depend on the flow of new customers to generate profit as we already have fixed tenancies in place and the London rents are growing 10-12% per year, which means that we still pay the fixed rent of 2-3 years ago but we are already charging the rents increased by 20%+ , all of our properties are fully occupied and we now have a situation when we have a lot of tenant applicants and not enough properties available.

Our leases are our assets, we also have placed a large deposit on the properties which are our security. We have a proven track record of growing month to month and re-investing the income that we have generated. We have grown from £20k to £1m turnover in just 3 years without any funding or loans only by reinvesting back into the business.

Security

This loan is to be secured by a personal guarantee from the director as well as a supporting guarantee from the directors mother.

The guarantors have not declared any tangible assets and have declared liquid assets of approx £50k.
