Who are we?

Insulated Floors Limited is run by father and son team, David and Jonathon Barnett, both of whom have many years of experience in the construction sector.

The company has the exclusive rights for the UK and Ireland to manufacture, market, sell and install the Isoquick Passive House Certified Foundation system. Isoquick of German origin where it has been used extensively for houses and by Institutions to provide a thermally efficient raft foundation, significantly reducing heat losses at ground level. In traditional builds, however “efficient” the build the majority of heat losses are through joints and small gaps in the floor or at the joints with the wall. It is well known how cold a room can get, if the door doesn’t fit properly, the same applies within the structure of the build. The Passive House Certification process is one where the design and the material used within the build structure is proven to achieve a significant reduction in heat losses compared with traditional build.

The system has successfully used in the UK providing a foundation system for Universities, Care facilities as well as domestic dwellings. It is also currently being used on a project development in the South for 70 units. The system has won various awards including the Built It award for “Best Innovation in Insulation” and used in the “Best Eco House” award. The Passivhaus Institute has described Isoquick as the “optimal thermal bridge free foundation system”.

Loan Offers

What is the loan for?

Due to the success of the system in recent builds, there has been a significant increase in the interest for building more effectively over the last twelve months. Most builds are bespoke, even on sites where there are multiple builds, and therefore the system is manufactured to order. The lead time for obtaining materials and processing to the correct specification can be as long as 6 to 8 weeks, all of which has to be funded. Given the progressive increase in demand, we need an injection of working capital to build our stocks of raw materials so that we can keep lead times to a minimum, and customers satisfied. Banks are not inclined to provide funds for the construction industry.

Why consider investing?

We have a strong order book and our enquiries indicate that the level of sales will grow. Our marketing strategy is to target those projects where the customer sees a long term benefit to the end occupant, as the system “adds value” to the property due to low energy bills, and continually comfortable warm home. Therefore we do not target volume builds, where other criteria are more attractive to the Developer. Our work is at the beginning of the build project, when funds are more likely to be available, thus reducing the risk of non-payment.

Disclosure

There is some adverse credit within a company owned by one of the director / shareholders of Insulated Floors Limited , but the CCJs registered against that other company have been cleared and are either showing as satisfied or can be proven as such with satisfaction notices if not.

Security

Security by way of directors' guarantees is offered. Sitting behind the directors are their two matrimonial homes, David's valued at £950K, 1st mortgage £400K, Jonathon's valued at £300K, 1st charge £98K. The respective net worths of the directors are £518.5K and £172K.
