Background

In 2005 my father and I bought our first property together, the property was bought in extremely poor condition. We were not discouraged by this because my father had over 40 years experience of working in the building industry, both in supervising large contracts circa £10m per year and also working for smaller companies as a manual worker.

I had worked in the building industry for over 20 years as an electrician and supervisor on large contracts including the Trafford Centre. I was asked to supervise the refurbishment of over 25 dwellings in a 12 month period for a property developer.

With all of our experiences combined the building side of refurbishing housing never daunted us as we could carry out the majority of the work ourselves and the work that we couldn’t do we knew a friend who could help us.

My brother’s skills are with people and research and this was apparent by the number of properties that we purchased over the next three years until April 2008.

Business Model

We have now streamlined our business; we concentrate on our own portfolio. As can be seen from the accounts, we have a good cash flow, however in order for us to refurbish a number of our properties at once, we require additional funding.

Some of the works we can do in house to keep the cost down, however we will employ sub contractors to carry out a number of repairs, especially the gas central heating.

We currently have 85% of our portfolio let at the moment. Our properties are based in Liverpool and Bootle, with two stray houses in ST Helens.

We employ different methods of finding tenants, we deliver postcards by hand to surrounding neighbourhood, and we use Gumtree and the Liverpool Echo which is our local paper.

Previous Companies/Involvement

  • 1.LIVERPOOL PROPERTY MANAGEMENT COMPANY LTD Mr Mountfield Joined company in 2006 and left after 6 months. Company failed and went into liquidation after Mr Mountfield left. This had nothing to do with any of the directors of Patterson Properties (UK) Ltd

  • 2.UK INVESTMENTS AND AQUISITIONS LIMITED Company set up for some family acquisitions but never traded. No creditors at any time

  • 3. DEXTER PROPERTY BUILDING & MAINTENANCE LTD Set up a property maintenance company with a relative, however because of other business interests found it was not working, hence dissolved the company. There were no creditors.

  • 4. EMERALD ESTATES LIMITED Non trading property set up for a specific project which never went ahead. There were no creditors

  • 5. DEXTER PROPERTY SERVICES UK LTD This was a property maintenance company Mr Mountfield was involved with, left in 2006 18 months before the company went into liquidation.

Loan Offers

What is the loan for?

Our proposal is to borrow £25,000 repayable over a two year period. The money will be used to refurbish the empty properties.

The loan will enable us to let the properties giving us added income of about £3,000 per month.

I envisage the works will take two months to complete, and will have the properties fully let by the end of May 2015.

Why consider investing?

We have never defaulted on any loan or credit agreement and have established a good track record, having built a sizeable property portfolio.

The loan is to be secured by way of Directors Guarantee and an All Assets Debenture.

The Directors have an estimate combined net worth of £128k . This is primarily from ownership of a property with an estimate value of £175k and approximately £135k equity.
